Could Houston Become a 15-Minute City?
Going Places With Annemarie Price, Marketing Coordinator

Tell us about your past experience.
I've been dealing with commercial real estate for nearly 30 years now, and have been involved in formal property management since 1996. I have a variety of experience in different asset classes and types, and have worked to avoid having a one-dimensional career. Over time I've had the opportunity to contribute in a variety of ways, including property management, leasing, acquisition and disposition and the repositioning of assets on behalf of direct owners and institutional investors. That includes the direction of underwriting, due diligence and operation strategies. The basis of my formal real estate training was acquired at Hines while operating a variety of Class A assets in the Houston metropolitan area. Prior to joining Belvoir, I spent the last 16 years with Moody Rambin, developing the personnel, structure and strategies for our third-party property management services and corporate operations.

What drew you to Belvoir, and how has the experience been?
I joined Belvoir on February 1 and have been made to feel very welcome here. I was drawn by the opportunity to be part of a dynamic, growth-oriented team that wants to achieve excellence in every aspect of its operations. I'm excited about our current team, and about the opportunity to build upon what they're already doing.

What is your role with the team?
I serve as COO for Belvoir Real Estate Group and also direct our Asset Management Services division. My primary responsibility is the creation of sustainable and repeatable organizational strategies that add value for our clients and our company. Our goal is to create a level of expertise and service that exceeds the expectations that have been the norm for our competitors in the Houston marketplace and beyond.

Describe your work ethic.
I grew up in Cleveland, Texas, a very small town where your word was as good as a contract. My great-grandfather was an immigrant to the U.S. who didn't have a formal education but created his own business. My father also had his own business, which I had the opportunity to witness and participate in while growing up. The most important attribute I learned very early on is that being honest, having integrity and providing a quality service will serve you well in life. I'm dedicated to developing relationships with clients based on honesty and integrity. We're all in this to make money, but I make sure they know their best interests are at the top of my list.

What is something about the industry you think others should know?
There is a lot of knowledge and understanding that has to go into truly understanding real estate — not just in terms of buying and selling, but on the operation side, too. In order to add value, you have to understand all the nuances and the factors that go into owning real estate. It can be a lot of moving pieces. You might be able to wing it and get lucky once or twice, but to do it repetitively and successfully, you need to have a team of professional real estate personnel to help you achieve your goals.

What do you do in your spare time?
I grew up in an outdoor environment, hunting, playing sports and camping. I still enjoy doing that. I'm also very involved in volunteerism. I've been a Houston Livestock Show and Rodeo volunteer for an extended period, and I'm involved in a number of local real estate organizations and philanthropic activities, too.
