As Houston continues to expand and evolve, the popular “city within a city” located just off I-10 on the west side of town is seeing a rise in mixed-use real estate development. Already the site of the 265-acre Memorial City Mall campus and the Memorial Hermann Memorial City Medical Center, new development will extend the district north of the freeway and add to the area’s vibrancy and uniqueness.

Construction has already begun on a Class-A office building on Bunker Hill Road, a nine-story tower with about 21kSF of leasable space per floor. When completed, the space will boast a two-level lobby and connect to an elevated parking garage via a sky bridge. Meanwhile, a mixed-use development is underway across the freeway – the 18-acre project will include restaurants like Mia’s Table and Torchy’s Tacos and Class-A office space. 10100 Katy Freeway opened on the site in 2017 – 80KSF of the 240KSF office building is occupied by CEMEX USA’s headquarters, while other tenants include Chicago Title and David Weekley Homes.

Developer and property owner MetroNational is spearheading the effort to redevelop the Memorial City complex, including repurposing the former Sears building into what will likely be a mix of restaurant, retail and office space. Nearby, a former Toys R Us building is being converted into a six-story office-anchored development that is expected to deliver in 2021.

Memorial City includes 9MSF of developed real estate, including 3.1MSF of Class-A office space. The plans for its redevelopment include additional public spaces, entertainment and a master plan that extends into the next 50 years. It’s one of many legacy asset repurposing projects across the city as Houston continues to see growth in its economic development following Hurricane Harvey and recovery from the oil downturn, all reflecting the city’s bright future.
